
A more than 25-acre industrial development property is shovel-ready in Cairo, Nebr.
The Cairo Business Park Development transformed the once dryland ag property with minimal rental income into a site primed for growth. The Village of Cairo, which owns the property, began developing the site after a comprehensive plan and community needs assessment identified a need to create space for business development and expansion.
Cairo, located in central Nebraska at the intersection of U.S. Highways 2 and 11, is close to Interstate 80 and possible rail service. Cairo is just 15 minutes from Grand Island, home of Nova Tech, Chief, Hornady Manufacturing, Case New Holland, McCain Foods and more. The Grand Island Regional Airport is also just 20 minutes away.
The Village of Cairo created an incentive program to encourage new business expansion and development. Planter Paradise, which manufactures custom-built planters, and Landview Storage, a secure indoor self-storage facility, were the first tenants in the park’s 18, one- to two-acre lots, which are zoned Heavy-Industrial. This summer, Sorensen Ag Services, an agronomy consulting service, joined them.
All lots have water, sewer and electrical access.
“Cairo is a great community to build a life, it was just missing a place to build businesses,” says Charity Adams, Community Development and Marketing Director for the Village of Cairo. “Cairo made an investment in people by creating a place to build businesses. If you think about it, those who build businesses support communities. The more businesses you have the more investment in the community. It just makes sense to support development that helps people develop.”
Cairo developed an incentive package to allow a 10-year, 0% interest loan for qualifying lot purchases. Businesses that improve their lot to a designated property tax value can apply to wave their annual yearly lot loan payment. Cairo also offers sales tax business improvement grants to businesses in operation for at least one year.
Cairo is working with additional potential business park residents by connecting them to a network of resources that help them grow their businesses in Cairo. Fifteen lots remain, and businesses considering multiple lots are eligible for an attractive incentive package.
